What is an EPC?
As of 2009 an Energy Performance Certificate will be needed for all buildings that have either been constructed, sold or rented. This is in accordance with the European Energy Performance of Buildings Directive.
If you are not selling or renting your home currently then you don't need to do anything.
An Energy Performance Certificate shows the official energy efficiency of the property. This can only be achieved by a Home Inspector (HI) or Domestic Energy Assessor (DEA) who have to visit your property to carry out an Energy Efficiency survey.
Once completed the certificate provides you with a rating for the building, showing its energy efficiency and its environmental impact on a scale from A-G (where A is the most efficient and G the least efficient). It also contains recommended ways to improve the building's energy performance which in the long term would save you money as well as helping the environment.
